Questions

Q: What kind of pets do you allow? Do you permit exotic pets?
A: Excluded dog breeds include Pit Bulls, American Staffordshire Terriers, Doberman Pinchers, German Shepherds, Rottweilers, Chows, Akitas and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations. No exotic animals allowed.
Q: How many pets may I have?
A: We allow 2 pets per apartment.
Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: Yes, please ask the office for details.
Q: What must I bring with me to tour an apartment?
A: Please bring a valid government issued ID.
Q: What are your fees and monthly charges?
A: Additional charges include sub-metered water, trash pick-up & pest control.
Q: What are the income and credit qualifications?
A: To qualify, an applicant will need to show that they make three times the monthly rent, will need to have sufficient rental history, will need to have sufficient credit & will need to pass a criminal background check.
Q: What is acceptable "proof of income" to sign a lease?
A: You can provide weekly/biweekly income statements, 3 months of bank statements or an official offer letter.
Q: What happens if I qualify for an apartment, but my roommate does not?
A: Qualification is based on all applicants as a whole.
Q: Is my security deposit totally refundable?
A: Your deposit is completely refundable only if the apartment is left in its original, move-in condition.
Q: If I get a job transfer, can I break the lease?
A: Of course! The resident will need to give the office a 60 day notice and will be required to pay back any concessions, along with an early lease termination fee.
Q: Can I change to a month-to-month lease plan after my first year?
A: Yes, you can but please contact the leasing office as additional fees will apply.
Q: What utilities are included in my lease?
A: Water and sewer are measured based off your individual usage and will be billed back through your resident portal each month. No other utilities are included in your rent amount.
Q: How long is the term of the lease?
A: We offer a range of lease terms to your needs. The minimum lease term will be a 12 month lease.
Q: Do you accept leases for short terms?
A: Not at this time.
Q: Am I required to have renters insurance?
A: Yes, we require renter's insurance upon move in.
Q: Do you offer furnished apartments?
A: Not at this time.
Q: Do you offer corporate apartments?
A: Not at this time.
Q: If something needs to be repaired in my apartment, how do I report it?
A: Resident have the option to put a maintenance request in through the Resident Portal 24 hours a day or they can call in their request to the leasing office.
Q: When is my rent payment due?
A: Rent is due on the 1st of each month with a 2-day grace period.
Q: What day of the month am I liable for a late charge?
A: On the 4th of each month, if rent has not been paid, a $100 late charge will apply.
Q: Will you accept electronic payments from my bank?
A: We will not accept wire transfers, but you may use our online bill pay.
Q: Is there a place where I can pay my rent after office hours?
A: You may pay rent through the online resident portal.
Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: Guests who stay longer than 7 days must be added to the lease agreement and undergo proper background screening.
Q: Do you have reserved parking?
A: We do!
Q: I have a motorcycle, where can I park it?
A: You may park it within the compact car spaces. Please ensure it is registered with the management staff prior to parking it within the garage.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes.
Q: Can I install my satellite dish at my apartment?
A: Unfortunately, we do not allow satellite dishes on the property.
Q: Do you have cable services?
A: Yes, we offer AT&T U-verse.
Q: Does the property have a fitness center?
A: Yes, we do!
Q: Does the property have a swimming pool?
A: Yes, we do!
Q: Does the property offer on-site recycling?
A: Yes, we do!
Q: Are gas grills permitted at your property?
A: Unfortunately, we do not allow gas grills on the property.
Q: Is there any additional storage space available at your property?
A: Absolutely!
Q: Are residents permitted to paint their apartment?
A: Yes, you can paint any of the walls, but it will need to be painted back to the original paint color before move-out to avoid additional charges.
Q: Will you accept my delivery packages for me?
A: Yes, we will!

Q: How is your property different from the competition?
A: 1) We have a large acre park adjacent to The Austin Trinity Green.

Non-refundable pet fee of $250 for the first animal plus $250 for each additional animal.
